Are there resale properties, or just new or off plan? A So far there are no resale’s yet. But it
does not harm to ask. Perhaps we can help you.
Q Are properties cheap? A Yes far
cheaper than in Spain. An apartment from 60.000
A 2 bed Townhouse from 140,000 euro or villa from 225,000 euro.
Q Are all properties freehold? A

Q is it cheaper to go straight to the vendor? A
No The prices are set by the builder and are always the same as in our brochure. He cannot give you any after sale service.
Q What other cost can I expect? A If you put 15 % of the purchase price on top for VAT legal
cost and utility conections. You will be very close.
Q Are kitchens and air co standard
in the purchase price? A Not always do not be afraid to ask. If the answer is yes , make sure
that it is in your contract. Normally in Italy a kitchen is only 2 units, so ask for a fully fitted kitchen.

In whose name will I buy the property and what Solicitor do I use? A It is better to use a local solicitor.
Italian Connection will give you a few choices. You can put it in your name or in joint
name's or in the name of your children who will eventually inherit the property. Or
in a UK limited company.

Q what about taxes? A If you work in
Italy, you have
to pay income tax. There is no inheritance tax in Italy
between family and spouses. If you stay the owner for a min of 5 years ,no capital gains tax will be raised by Italy. You might not want to tell the British Tax office about this.

Electrical appliances? A Yes the voltage is 220. U can change the plugs or use an adaptor.

Q What is the annual running cost for a house in Italy.? A
For a 2 or 3 bed house an average of 2000 euro is expected. This includes Utilities and insurance.

Should we learn the lingo? A It would help. It will be appreciated by the locals. Just the young people
some times speak English
Q Can we take our furniture to Italy? A Yes if you are moving on a permanent basis, it
could make since we have done it from Scotland to Calabria, to save money Crazy!!!!!!!
Italy
is famous for its furniture and kitchens. It is not expensive.
